How will I know if I need a new roof?

While visible broken shingles and visible leaks are the most obvious clues that your roof needs repair, the condition of the granules on the shingles will determine whether a repair or replacement roof is what you need. When worn out, shingles sometimes curl and warp. When all the granules are gone, water is no longer repelled and the shingles can retain moisture (and maybe sustain plant life!). Also, there may be missing shingle tabs. Pay particular attention to any visible signs inside your home such as discoloration spots on the wall, loose wallpaper, or drips.

What will the estimator look for when inspecting the roof of my home?

Estimators inspect the roof covering/shingles, the drainage systems, the flashing (around skylights, chimneys, and vent pipes), the ventilation systems, and the roof’s rafters and trusses.

How long will a new roof last me?

The lifetime of a roof depends on several factors including its exposure to natural elements. These conditions will eventually age the roofing components if you have a few roof shingles that are damaged or missing. This can cause further damage in the long run.

Manufacture shingle warranties typically range from 15yr to 50yr+ warranties. This depends on the manufacturer. The quality of the shingle you install on your new roof will absolutely impact the life of your new roof. We generally recommend a 30+ shingle or higher in Colorado

Why are gutters important?

Gutters act as a water management system for your home, funneling water AWAY from the home. Seamless rain gutters installation is the recommended procedure because seamless gutters do not leak since they do not have any seams. The joining is done at the inside and outside corners on the job site.

Why do many install gutters when they do their roof?

Clogged gutters also pose a major threat to roofing components. Gutters that do not drain properly will allow rainwater to flow back onto the roof under good shingles, possibly rotting and damaging the decking. When installing a new roof, it’s ideal to have the gutter system at top working capacity so that your new roof will last longer.
Additionally, most homeowners use the gutters to provide a huge increase in curb-appeal.

Why does my roof require ventilation?

Inadequate roof ventilation can also reduce the lifetime of roofing components. Without sufficient attic ventilation, high temperature variations between the attic of the home and the outdoors will cause an expansion and contraction of roofing components which may cause the shingles to curl. In severe situations, excessive heat due to poor or no ventilation can cause the wood rafters and trusses to sweat and crack.

Ice dams block the drainage into the gutter causing water to backup underneath roofing components prompting wood rot of decking and rafters. During heavy snow periods, an accumulation of snow, ice, and water may clog gutters, damaging them beyond repair or tearing them off the house.

How Can I prevent Ice Dams?

  • Make sure your attic has sufficient insulation. Check that insulation does not cover your soffit vents. If you don't have soffit vents, consider adding them.
  • Install sufficient ventilation to get rid of heat and moisture. Ridge vents combined with soffit vents will improve attic air flow.
